Scope and Challenges:
For over 30 years, Duffin Cove Oceanfront Lodging has been offering a unique, boutique-style hotel experience on the shores of the Pacific Ocean. They approached Nomodic with a desire to make improvements/updates to the property — including a new administration building, three-storey reception and staff housing building, and two new three-storey, hotel-style guest suite buildings. Considerations included the need to reflect the historical construction of fishing villages along the West Coast, and to complement the aesthetics of the existing buildings at Duffin Cove.
Nomodic was given the task of constructing the modular guest suite buildings in a challenging location – on oceanfront bluffs, 30 metres from the shoreline.
Solution:
Working in scenic Vancouver Island amidst a global pandemic, our team kept safety and the environment foremost in mind as they completed the updates. Acting as General Contractor, Nomodic came into the project with recent and direct experience with the technical and logistical challenges associated with coastal semi-remote construction. We worked closely with many stakeholders including the District of Tofino to progress the project through feasibility, parking variance, and building and occupancy permitting.
After reviewing every possible foundation option (from traditional piles to a triodetic alternative solution), Nomodic managed the design and installation of an innovative rock-anchor pile and grade beam foundation to successfully place the three-storey guest suite buildings safely and securely along the challenging rocky shoreline. Craning of the guest suite buildings took only two days.
The completed state-of-the-art guest buildings feature premium, boldly-designed suites with breathtaking ocean views. Additional updates to the resort included a reception/staff housing building with lush vegetated roof, and a generous public plaza with numerous bike storage opportunities.
