A sustainable and accessible Indigenous Housing complex, designed and constructed in less than 12 months.
At Nomodic, we recognize the desire of Indigenous peoples to achieve and maintain independence. That journey begins with a safe and dependable place to call home. Pauquachin First Nation in North Saanich, BC required a culturally aware, durable, and quick-turnaround living space to address the urgent need for housing in their community.
With the support of Nomodic the project was funded under CMHC’s Rapid Housing Initiative (RHI), and the project officially began in early 2021. Only 12 months later, doors opened in the three-level, nearly 12,000 sq.ft. new complex. Nomodic’s site team spent only six months on site, reducing traffic and impact to the surrounding community.
The building includes a combination of 3-bedroom and 1-bedroom suites with features including high quality finishes, energy efficient appliances, large private bathrooms with walk-in showers, and a variety of accessible features including wheelchair ramps. Nomodic and its partners kept safety foremost in mind, and there were no safety incidents reported.

The project was a testament to the value of collaboration and partnership amongst stakeholders; our collaborative approach with Pauquachin First Nation and our network of partners and suppliers provided flexibility and ensured the best possible end result. The client and client’s representatives had the opportunity to come and visit the fabrication facility and witness first-hand the multiple steps of fabrication and quality control that take place with the offsite construction process.
In the end, we were thrilled to deliver this phenomenal complex to Pauquachin First Nation in a short period of time, knowing it will leave things better for the community for years to come.
